Why depth matters as much as the zone

Two homes in the same high-risk zone can face very different flooding: one at the edge with inches of water, another near a creek with feet. SARA’s Flood Risk Viewer estimates the depth of the 1% annual-chance flood, and the city requires an elevation certificate for buildings in or next to the floodplain. Ask the seller for it and compare the lowest floor with the base flood elevation.

Texas flood disclosure

The Seller’s Disclosure Notice (Texas Property Code §5.008) asks about floodplain location, past flooding, flood insurance claims and FEMA or SBA assistance. If it arrives after the contract, the buyer may terminate within 7 days.
