BSI OÜ is an Estonian company. We have no office and no establishment in the United Kingdom, Ireland, Cyprus or Greece.
That registration number is the most useful line on this page. Estonian company data is public and free to search, while several of the registers this site writes about are counter-only or reachable in one language. Click it. It is the correct answer to the question of who is behind a website that is asking you to read it before you move a large amount of money.
The telephone number, and why there is not one
There is no telephone number for this service, and one has not been invented to fill the row.
Email is the only channel, and it is monitored. If a telephone number is added it will appear here, on this page, with the date it was added. What will not happen is a number appearing that nobody answers, or a number in a country where this company has no establishment.
No tax identifier of any destination country appears here
Not a British VAT number, not an Irish one, not a Cypriot one and not a Greek one. BSI OÜ has no establishment in any of those countries and there is nothing for such a number to attach to.
A foreign operator wearing local fiscal identity is the exact silhouette a careful buyer has been warned about, and the honest version of this page is the one that says plainly where the company is and where it is not.
What we are, and what we are not
propertydatacheck.com is an independent information site. We have no connection with gov.uk or the Foreign, Commonwealth & Development Office, with the Department of Lands and Surveys in Cyprus, or with the Hellenic Cadastre or a Greek land registry office. We are not endorsed by, affiliated with or authorised by any of them.
We are not lawyers and nothing here is legal advice. We are not advocates, solicitors, licensed conveyancers, notaries, estate agents, surveyors or tax advisers. Before you commit money, instruct an independent lawyer who acts only for you in the country where the property is.
We sell nothing. There is no product, no report and no price for anything of ours. We check no property, we obtain no document for anybody, and we introduce you to nobody. There is no partner network, no referral arrangement and no affiliate link on this site.
There is no seal, crest, shield, rosette, badge or accreditation device anywhere in this site's design, and there is no national flag and no assembly of flags. Trust here is meant to be demonstrated rather than borrowed: a named method, dated sources, a public company number and a correction policy.
Which law applies
The consumer's own law applies, in full.
There is no Estonian choice-of-law clause on this page or anywhere else on this site, and there will not be one. Under Rome I article 6, a consumer contract is governed by the law of the consumer's habitual residence, and a choice of law cannot deprive the consumer of the protection of the mandatory rules of that law. For most readers of this site that means the law of England and Wales, of Scotland, of Northern Ireland, or of Ireland.
Nothing on this page presents a statutory consumer right as a feature of what we offer. Your rights are yours because the law gives them to you, not because we mention them.
